The building’s main switchboard needs to have available capacity, the charger needs to be sub-metered so your usage is separately billed, and the installation needs OC approval — particularly if any common-area wiring is involved. We handle all of this. Call us to discuss your building specifically before you approach your owners corporation.

In almost all cases, the individual owner pays for their own charger and the associated electrical work to connect it. The body corporate’s involvement is typically about approving the work and ensuring any impact on common property is managed correctly — not funding it. If the building’s main switchboard needs a capacity upgrade to support multiple chargers, that’s a separate conversation and the cost allocation becomes more complex.

Usually yes. The most common cause is a circuit that’s undersized for the combined load of the AC and whatever else is running on it. In some cases it’s a faulty breaker. We’ll come out, assess the switchboard, and tell you what’s actually going on rather than guessing over the phone.
