I hired Electrx to install a couple of outdoor lights (with sensors), a motion sensor for an existing car port light, hard-wired doorbell camera, additional GPOs in the kitchen and converted existing recessed ceiling downlights into pendant lights which turned out great! Bill provided a reasonable quote for these works and he and his colleague did the works with care and attention to detail. They also helped me setup the doorbell camera and adjust the light sensors. Izzy was also great to deal with in the lead up to the day of the works. Everyone was responsive and provided details and answers to my questions. What we find in new Home Builds in Derrimut

Volume builders move fast. The electrical in a new home is installed under time pressure, by subcontractors working to a fixed price, and it shows in the details. The most common issues we find:

  • Undersized circuits– the kitchen circuit trips when the microwave and kettle run together, or the AC keeps cutting out under load.
  • Missing or incomplete RCD coverage: Australian wiring rules require safety switch protection on all circuits, but compliance is sometimes partial, particularly on lighting circuits.
  • Downlight installation is another consistent issue. Cut-outs in insulation batts where downlights have been installed reduce the thermal performance of the ceiling and can create fire risk if the fitting isn’t rated for insulation contact.

Yes, and the timing matters. Builder warranty covers defects for a defined period, and once it closes you’re responsible for fixing anything that was wrong from day one. Most electrical defects in new homes aren’t visible without testing, partial RCD coverage, undersized circuits, and insulation damage from downlights don’t show up until something fails. An independent inspection before warranty closes gives you a documented list to put back to the builder. We do these regularly in new Derrimut estates.

In a lot of cases, not much. “Provision” in a volume build typically means a spare circuit breaker slot labelled on the switchboard. It rarely means a cable has been run to the garage. When you go to install a charger, the electrician still needs to run cable from the switchboard to the garage and install a dedicated circuit, the “provision” just means there’s space on the board for it. Most warehouse lighting redesigns are done outside business hours to avoid disruption. We can also provide the energy saving figures you’d need for any internal approval process.
