What the wiring looks like in a Kensington terrace
Victorian terraces were built before electricity existed. The wiring was added later, run through wall cavities, under timber floors, and sometimes across ceiling voids in ways that made sense at the time but create real problems now. When one circuit fails in a terrace, the effect is rarely isolated. Half the upstairs goes dark, or a single fault takes out multiple rooms.

Heritage overlay adds another layer. External surface mounting of conduit and cable isn’t always acceptable on a heritage property, and the routing decisions that are fine on a standard home need more thought here. We work within those constraints rather than taking the easiest cable run and leaving it for the owner to deal with later.
Rewiring a Kensington terrace — why partial rewires so often fail
A partial rewire sounds like a reasonable middle ground, but in a terrace the wiring runs through the same limited access points throughout the house — and once you’re in the cavity pulling cable, the cost difference between replacing the problem circuits and doing the whole job is often smaller than expected. What gets left behind is the real risk: ageing cable in cavities you can’t easily inspect, waiting to fail two years down the track.
Access drives the decision more than anything else. Suspended timber floors mean underfloor access, which makes rewiring far less disruptive. Concrete slabs are a different job entirely. We’ll assess the access before recommending a scope — not after you’ve committed to one.

Kensington Banks apartments and EV chargers
The Kensington Banks development brought medium-density apartment living to the suburb in the late 90s and 2000s. Those buildings are now 20-plus years old, and the switchboards were sized for what a two-bedroom apartment was expected to run, not for EV chargers, induction cooktops, and home offices running simultaneously.
EV charger installation in an apartment building requires a load assessment of the building’s main switchboard, a dedicated circuit with RCD protection, sub-metering so usage is billed correctly, and owners corporation approval if any common property is involved.
It’s the same process we work through in Docklands, and like Docklands, it’s work most electricians decline. We don’t.
Bellair Street and Macaulay Road shopfits
Converting a Victorian building on Bellair Street or Macaulay Road into a cafe, retail space, or office isn’t a standard fitout. The heritage fabric of the building limits what you can do structurally, the existing electrical is usually inadequate for commercial loads, and the switchboard work needs to be done properly given the building use.
Three-phase is often the starting point for a hospitality tenancy, and getting it there in a heritage building takes more planning than a standard commercial job.
