Salt air, standard fittings, and why outdoor electrical fails faster near the water

It’s one of the most consistent conversations we have with Port Melbourne homeowners. Light fittings that are less than 10 years old now don’t work, and when they are inspected, the base is rusted through and the internal connections have corroded.
Standard outdoor electrical fittings are rated for weather exposure — rain, UV, temperature variation.
They’re not rated for the sustained salt-laden air that comes off Port Phillip Bay
Marine-grade fittings or fittings with appropriate corrosion-resistant housings, will significantly longer in coastal environments. They cost more upfront. They also don’t need replacing every two years.
For any outdoor electrical work in Port Melbourne, specifying the right fitting from the start is the correct approach.

Beacon Cove apartments — modern loads on 2000s-era switchboards

Beacon Cove was developed from the late 1990s through the early 2000s, and the apartments were wired for what those homes were expected to run at handover. Two decades later, residents are now wanting to upgrade to newer apppliances such as : EV chargers, induction cooktops, home offices, and larger split systems.
The switchboards in a lot of these buildings weren’t sized for any of it.

EV charger installation in a Beacon Cove apartment follows the same process as any strata building: load assessment of the building’s main switchboard, a dedicated circuit run to the carpark, sub-metering so usage is billed to the individual owner, and owners corporation approval where common property is involved.

It’s not a quick job, but it’s a manageable one if it’s approached correctly from the start. We’ve done this work in similar buildings across Port Melbourne and Docklands, and we can help you understand what your OC will need before you approach them.

Port Melbourne Electrical Work FAQ’s

Salt air. The coastal environment around Princes Pier and Beacon Cove is significantly more corrosive than inland suburbs, and standard outdoor fittings aren’t rated for sustained salt exposure. The internal connections corrode, the housings deteriorate, and fittings that would last ten years elsewhere fail in two or three. The fix is specifying marine-grade or coastal-rated fittings from the start — they cost more, but they’re designed for this environment. We won’t install standard fittings on a coastal property and call it done.

Marine-grade fittings use corrosion-resistant materials — stainless steel hardware, UV-stabilised housings, sealed connections — specifically chosen for exposure to salt air and moisture. Standard outdoor fittings carry an IP (Ingress Protection) rating for weather resistance, but IP ratings test against water and dust, not sustained salt-laden air. In Port Melbourne, the difference between a standard outdoor GPO and a properly specified coastal fitting is measured in years of service life. It’s worth getting right the first time.

Yes, but it involves more than a standard home installation. The building’s main switchboard needs available capacity, a dedicated circuit needs to run to your carpark bay, the charger needs to be sub-metered so your usage is separately billed, and owners corporation approval is required if any common property is involved. We manage this process and can help you put together what your OC will need before you approach them. Call us first — the process is more straightforward when it’s set up correctly from the start.

With an honest assessment of what’s actually there. Before you commit to an equipment list or a fitout timeline, we’ll audit the tenancy — test the existing circuits, check the switchboard capacity, and identify what needs to change for the load you’re planning to run. Commercial kitchen equipment has specific circuit requirements, and finding out the existing switchboard can’t support your espresso machine after it’s been delivered is an expensive problem. Start with the audit.

For a standard apartment switchboard, typically half a day to a full day. Power to the apartment is off while the work is done — usually two to four hours. If the building’s common switchboard also needs work, that’s a separate scope that requires coordination with building management and may need to happen outside business hours. We’ll assess what’s involved at the building level before we quote so there are no surprises on the day.
