Seddon electricians: Federation cottages, renovations, and the Charles Street strip

Seddon is a suburb mid-transformation. The Federation and Edwardian workers cottages along streets like Charles and Victoria are being renovated steadily, and the Charles Street cafe strip, has turned the suburb into one of Melbourne’s better inner-west dining destinations.
Electrx are based in Brooklyn, minutes away, and we are in Seddon often.
We know the electrical issues for the older homes and what Charles Street commercial tenancies will inherit when they take over from the previous tenants.

Renovating a Seddon cottage? The electrical Work That Is Usually Required

When the renovation starts, what you find in a Seddon Federation cottag’s electrical state is usually one of three things

  • Cloth-covered wiring is the most common. It was the standard insulation material for decades and it’s still live in a lot of these homes. The cloth degrades, becomes brittle, and in wall cavities where it’s been untouched for 70-odd years, the insulation can be in poor condition long before anything fails visibly. It’s a fire risk that needs to be recified
  • Ceramic fuse boxes with no safety switch protection, circuits sized for a house running a basic lighting and appliances. The board that has no capacity for a modern household and a switchboard upgrade is the only way to go
  • The third thing we find: previous patch jobs with extended circuits or a newer cable has been connected to an old cable in a wall cavity without junction boxes or proper connectors.

Seddon Electrical Work FAQ’s

Before the plasterer. That’s the short answer. The longer answer is that any new circuits, any rewiring, and any changes to how power and lighting are distributed through the house need to be roughed in while walls and ceilings are open. Once the plaster goes back, accessing cavities is destructive and expensive. Get us involved at the start of the renovation — we’ll scope the electrical work and sequence it with your builder so it doesn’t become the last-minute problem that holds everything else up.

Yes, and this is how it should work. We liaise directly with the builder on sequencing — we’re in when the walls are open, we rough in before plaster, and we come back to finish off once the fit-out is done. Most builders we work with in the inner west are comfortable with this process. If your builder hasn’t worked with us before, we’re happy to make the introduction. The coordination isn’t complicated when it’s planned from the start rather than added at the end.

It depends on what you’re running, but the starting point is always an assessment of what the tenancy currently has. Older Charles Street commercial buildings often have switchboards that have been extended across multiple tenancies — they may look adequate but fail under a commercial load. For hospitality, dedicated circuits for espresso machines and commercial equipment are required, and three-phase may be needed depending on the kitchen scope. We’ll audit the existing installation and give you a realistic picture before you commit to a fitout timeline.

Adding circuits to a ceramic fuse box isn’t the right fix. It doesn’t add safety switch protection, it doesn’t address the age and condition of the board, and it doesn’t solve the underlying problem of a switchboard sized for loads from fifty years ago. A new switchboard with RCD protection on all circuits is the correct answer — it’s a one-day job and it resolves the issue properly rather than patching around it.
